Rent Collection

Without rent coming in, expenses like mortgage payments, insurance, and property taxes will start to accumulate. Collecting rental payments can be stressful and tiresome. We take care of the irritating task for you.  We will save you the time that usually comes with chasing rent. We have tried and tested rent collection methods that are simple and easily accessible to suit your tenants’ needs.

Legal Compliance

There is a lot of fine print in rental contracts that some people may not understand or just take for granted. It is our obligation to communicate terms and market conditions with each owner, and strive for the maximum income potential on any property we manage. We maintain licenses, continuing education, and E&O insurance required to practice real estate sales and property management in the State of Iowa. Rental property management is what we do day in day out, which makes us more familiar with the different financial and legal requirements that come with managing a rental property.

Accounting

We use a property management program called SimplifyEm. This is an outstanding program we have used since 2012.  It’s not quite as HUGE as some of the others but for our business it does a wonderful job of putting together our monthly owner statement, sets up auto pay for tenants, helps prepare year-end reports,

Tenant Eviction Process

An eviction can be due to a number of reasons; If we feel an eviction is needed, count on us to see it through.

We will make sure that we are within the law and that the eviction is carried out professionally and seamlessly.  Low-quality or difficult tenants are distraction to our business plan, harmful to the owners’ financial well-being, and detrimental to our relationship with our owners. We strictly follow fair housing practices, and make pre-screening a priority and discuss tenants options with our owners before signing any new leases.  It is understood by all parties that parting ways with a tenant is difficult and expensive, but a necessity at times.
